Careful Selection of Quality, Long Term Tenants

Each prospective tenant is required to complete a tenancy application form. This application allows us to find out more about the applicant and a thorough reference check is conducted. We request personal details, past rental history, occupational details, proof of their ability to meet rental payments and general character references. If these prove favorable then you the landlord join the decision process.

If we are in the slightest doubt about the applicant’s suitability it is our policy to inform you to pass over this applicant and to locate another. Either way you are given the final choice.

We strongly believe our careful selection of tenants is the greatest protection we can offer your investment. We take pride in our role as Property Managers and genuinely look after you with friendly, expert and professional service.

We offer up to date electronic facilities to ensure prompt rental payment by our tenants and our systems further ensure immediate follow-up of any late payment

Regular inspections to ensure a high standard of maintenance – properties are inspected quarterly or as required by our owners to ensure that both landlord and tenant maintenance responsibilities are attended to promptly

We provide written report of our routine inspections to confirm the property’s condition and to highlight any maintenance issues

A four week bond is required of all tenants and is lodged with the Residential Tenancies Authority

Detailed monthly statements of rental income and expenditure are provided either by post or by email. Our electronic services have continually grown in popularity both with advances in technology and as a result of the diverse locations of our landlords.

An end of financial year summary is provided on the first day of July annually and is a complete summary of all income and expenditure.

To ensure prompt, efficient and cost effective attention to any maintenance issues which may arise in your property, we have always sourced maintenance through local businesses with working proprietors. This ensures that both you the landlord and we the property managers are responsibly and reliably represented on site and that efficient solutions are achieved.
